List of Must-Do’s to be a Successful Real Estate Agent

Happy New Year! We’re well into January and things are looking good, business-wise. I’ve signed on 2 buyer clients; one in December and one last week. I’m assisting in looking for a commercial property, and I have a few other clients in the pipeline. Why are things suddenly looking up? I mean, it seems sudden. I think it’s a couple of factors. One is that interest rates are going down and home prices are also going down; which means more people are looking for homes again. The other has to do with me and my work. I have been consistently staying in contact with my people: mostly texting, DMing on social media and sending cards snail mail. I do call some people, but you know us millennials! It’s so hard to talk on the phone! Anyway, the other thing that’s working is that my company started a 6 week initiative where they give us a different list of activities that we have to do everyday, in order. This has been really helpful! As a new agent, knowing what to do everyday is not always clear. We know what we have to do, in theory, but I, at least, struggled with not knowing how or when to do everything. It overwhelmed me. These are clear marching orders; must-do’s, first thing in the morning, every morning! And yes, of course I’m going to share them with you! Here’s a list of my favorites:

  • Post a question of the day on social media

  • Comment on the first 5-10 posts you see on social media

  • Call someone (voice to voice) until you get someone on the phone and ask FORD questions (family, occupation, recreation, and dreams)

  • Text a friend thanking them for being a good friend and that you’re thankful they are in your life

  • Write a handwritten note to the 2 people you just contacted

  • Say happy birthday to any of your friends on FB having a birthday

  • Send them a video message

  • Post a List Report on social media about real estate

  • Write a note to a nearby neighbor thanking them for being a great neighbor

  • Go back and check comments on your question of the day and answer them

  • Call a family or friend who supports your business and tell them thank you

  • Write them a note

  • Ask FORD questions to a fellow agent in your office

  • Post an inspirational quote on social media

  • Call and talk to 5 FSBO’s or Expired Listings

  • Make and post a video on social media- informational or inspirational

  • Add someone on your database to RealScout to search for houses

  • Add someone from your database to receive company emails (ex. Neighborhood News)

  • Call someone from your database and set an appointment- can be for lunch or coffee

I picked and choosed the ones I thought were the best from the lists we’ve received so far. I’ll add more if I like them in the next few weeks. I’ve got to say, my people are loving the cards and notes I send them snail mail. I like to send some stickers if I know they like that sort of thing or if I know they have kids. I always have some on hand because I love stickers and all things stationery! You don’t have to send anything, just the note is fine, but it is a good opportunity to send maybe a small item of value; something you think your person would appreciate. 

One other thing you should be doing as a new agent is reading the contracts everyday! Read the Buyer/Rep Agreement, Listing Agreement, and the One to Four Family Residential Contract (these are what they’re known as in Texas). Some people read them before bed; I prefer reading them in the morning. I give myself about an hour: I pretend I’m explaining the Buyer/Rep Agreement to a client, then I read as much of the One to Four Contract as I can get through before time is up. Finding clients is very important, but being able to competently guide them through their transaction is critical in determining if they’ll ever use you again or refer you to their friends.
